How to Convert a Home or Apartment Into a Vacation Rental

If you're a renter that’s looking to provide managed Airbnb rental properties, the steps to a winnowing down process is outlined below.  You can arrange to list the property you'd like to rent out on a short-term basis, and list the structure you're in the process of converting into a vacation rental as "long term."  Below is a brief guide to some of the steps involved in this common and simple process of converting a home or apartment into a vacation rental.


Short-Term or Long-Term?


A managed Airbnb vacation rental can be either short-term (up to 13 days) or long-term (up to 30 days), and sometimes both are taken up simultaneously.  There are also rental properties which have multiple short term locations, whilst most of their properties are considered long term. During the conversion process, the new owner will be cleaning any fixtures and furnishings of the unit being taken over, and will be displaying signs and information in the unit.


Typically, however, a short-term location has a smaller set of amenities, whereas a long- term location will have additional amenities.  respecting a customer's expressed wishes on the location is paramount.

Once the marketing agreement has been signed and sealed, a call will be forwarded to the short-term location on the website which the renter will be visiting.  The customer will either be required to come by the managed Airbnb property in to get a key, a copy of the sign to confirm the area has been confirmed as a temporary one and that contact information such as telephone numbers and contact names are correct, and an agreement will be confirmed by the short-term location that all of the tenants will be notified of the newly available unit within two (2) to six (6) business days.


'Mock-Ups'


If a customer visits a managed Airbnb property asking for their kitchen cabinets to be removed from there, the short-term location may expect to receive an actual unit, a layout drawing of which will be posted at the property.  In this way the customer will be able to see what the unit looks like, and whether it is what they need.  If the actual unit is unavailable during the conversion process, the customer has a choice to bring their mock-up back to the unit near the set timescales of the customer when the client needs to be in.


When the mock-up has been received the short-term location will advise the individual who has contacted the short-term location that the mock-up is up and ready for their viewing.  During this time, it's important that all of the marketing agreements are signed and dated so that both parties are aware of the difference in each other's understanding.

Once a customer has confirmed that a particular managed Airbnb property on their short-term listing is up and running, they can come by the unit either by phone or (if it has a virtual or online services) email.  They can also confirm in the visual display of the mock-up in the site, if needed, when the unit has closed for the day, and what other options they have for setting up how they want their short-term rental to be customized to them and their needs.
